They contacted us again to look at a property that they want to buy in Delton on Crooked Lake. The new property is a modular home that they want to add a second floor on to. Concerns: Header size and of course foundation and footings.

The Miller's are in the process of downsizing and are wanting a new 1900sf house designed. They have signed a contract with Schultz Architecture for the design and drafting work ...but the actual work is dependent on the sale of their current house and purchase of the land (which is in progress)
Kuiper Residence, Delton, MI (Crooked Lake) 9/2015
Very narrow tapering lake lot which has two extreme grade changes. The first is 16'-0" from road level to existing cottage level. The second is 10'-0' from the cottage level to a sloping grade to the lake level. Client wants new home with an attached garage with a workshop below. Lower level of home to have a screened room facing the lake and an extra bedroom and kitchenette.

Three story addition to a 100 year old concrete lake home. Unique feature of the existing house other than it is constructed of poured in place concrete is the barrel vaulted roof. The lower walk-out level to consist of a multi-purpose play room for the children. Main Level to have circulation space and a screen porch. Upper level master Suite. New addition will emulate existing barrel vaulted roof and have a standing seam metal roof.

Spaulding Residence, Kalamazoo, MI 6/2015
Large two story, three stall garage to an existing residence in the Stuart Historic District of Kalamazoo. Other than the numerous issue of dealing with the Historic District regulations and requirement the site has setback and property issues to be resolved. Main Level to consist of a three stall garage/workshop (one stall to have a 10'-0" high overhead door for owners oversized vehicle). Upper Level is mainly storage area but there is going to be a screened in room with a hot tube. Exterior to emulate the historic feel of the neighborhood while not replicating or copying it.
McKenzie Residence, Quincy/Coldwater, MI (Marble Lake)
Two story addition to an existing lake cottage on a narrow lot. Client was able to get a side yard setback variance so we could build closer to the property line. Main level to consist of a new garage for boat and water toys during off season. Upper level to be "bunkroom" with a full bathroom. To cut costs client wanted a "pole barn" framing system.

Design study to plan out a 2 story addition to an existing lake home. Large Master Suite with walk-in closet and large master bath. Lower level possible work-out room and home theater. Also desired breezeway connector to existing detached garage.
Wheeler Residence Marshal, MI (Lyon Lake)
The Wheelers have a 15 yr. old lake house that needs a serious facelift. It was build it in 2000 but looks like it's from the 80's. They are looking for added living space in the form of 3 season rooms. The upper level is to be renovated to allow views of the lake.
Carrier Residence, Scotts, MI (Pickerel Lake)
The Carriers contacted Schultz Design with a unique but not unusual problem. They want an attached garage on their lake home. They also desire a Master Suite with adjoining bath and a new larger kitchen. Their lake front property poses several challenges. First: Rectangular site with the existing house sitting at and angle to the road. Two: The existing house sites close to the road. Leaving just enough room to add a garage. Four: The biggest problem of all...There is an overhead power line that runs parallel to the road about 5'-0" into the lot. With a setback of 10'-0" from the line there is almost no room left for an addition.
3/15/2015 Township rejected request to rezone property form Agricultural to Residential. Project out on hold.
5/15/2015 Zoning Board of Appeals has granted a variance Yeah!!! The project is back on.

Frederick M Residence, Scotts, MI (Indian Lake) 8/2014
The Fredricks have a lake front home on Indian Lake that has had multiple bad additions and renovations over the years. The last appears to be done in the 1980's. They are planning an almost total tear down and rebuild (footings and foundations are to be reused as much as possible) for a 1,500sf +/- Craftsman Style home. Interior to utilize "aging in place" and "universal design" principals as in wide doors and hallways. Also there will be accessible bathrooms and a zero height entry at the main door as well as from the attached garage.

The Kruegers are a repeat customer in a way. They were clients of McCloskey Custom Builders almost 10 years ago. Jon had done some design studies for their existing home but not any of them were implemented. They have now asked us to design a new enlarged 3 car attached garage w/ storage loft and enlarge the upper level master bedroom.

Highly insulated exterior walls using continuous insulation techniques. Advanced heating and cooling system - geothermal. We are also going to using Advanced Framing Techniques. Aging -in-place and Universal Design guidelines.

St. James 2 Residence, Kalamazoo, MI
I had finished a new residence for the St. James about 6 months ago. But there were some property changes in the neighborhood where they wanted to build. They gave me a call and wanted me to draft up a much smaller home for them which I am more than happy to do. The new home is 1,200sf on the main level with an addition 1,200sf in a lower level.

Allen Residence - Battle Creek, MI
Interior remodel of 1960's ranch home. Enclosing existing glass enclosed sunroom into more functional family room living space that is open to the kitchen. Renovation of tired '60's Modern Kitchen into a more functional area with new cabinets, work surfaces and indirect lighting.

Foster Residence - Otsego, MI (Kalamazoo River) (Remodel/Addition)
The Fosters own several acres on the Kalamazoo River with an older cottage that they plan to retire in. Over the years there has been several renovations and an addition to the original building. Schultz Design has been contracted to design a new main level master suite and attached 2 car garage. Challenges: Promote and enhance river/forest views and work with existing structure and mechanicals.
Villarimo 2 Residence - Galesburg/Kalamazoo, MI (New Construction)
The Villarimos have abandoned their plans to remodel their existing modular home which Schultz Design had designed and drawn plans for. They have decided that it would be more economical to sell the modular and build a new 3000sf home on their 3 acre site. They found a plan on line that they liked but wanted major changes made to. Schultz Design was please to be contacted for the new home. Schultz Design is working closely with Starr Construction of Kalamazoo on this project.

Sciba Residence, Watervliet, MI (Paw Paw Lake) (New Construction)
Tear down and rebuild of a existing 900 sf lake cottage. Challenges: Narrow Lot, High water table. The new cottage is based on an owner submitted plans and rendered elevation of a 1 1/2 story shingle style bungalow that they found in a magazine. The bungalow style cottage will have a double dormered roof, shake siding and a stone base. It will have a large open Living/Dining/Kitchen on the main level and 3 bedrooms and 2 baths on the upper level.
3/28/2014 - Bidding is complete. Selection of contractor has commenced.
7/21/2014 - Demolition and excavation has started
10/9/2014 - Framing complete. Ready for windows and roof. Should be dried-in before the snow flies.

This 1,700sf super insulated house has 8" Porter SIP panels for the exterior walls (R38). The slab on grade concrete floors have 4" of rigid insulation under the slab and on the interior of the foundation walls. The attic trusses have a minimum of R49 insulation. The maximum calculated heat load for this residence is 25,000 BTU's. The average calculated heat load for a house this size is 85,000 BTU's. The heating and cooling for this house will be 3 mini-split systems

The Knibbes needed additional garage space to their existing home. Due to site constraints we were only able to add one additional stall to the existing garage. The one unique feature to this project is when we added the new garage bay, we cut off access to the back yard.
Solution: We added an additional overhead door on the back of the new addition. Access to the back yard is now through the new garage.
The Sirus' have an older weekender cottage near Lake Michigan that is used year round. The house has been added onto and updated several times over the years. The one thing they lacked was an attached garage and a nice entryway. Mr. Sirus is a designer but needed assistance with the architectural drawings for the proposed addition. As with every project there are challenges; this project was not immune. Roof slopes and an existing chimney proved to be just a slight obstacle to the design. The finished product consisted of an attached 2 car garage, new entry porch and a new enclosed entry way. Siding and stone veneer were carried over from the existing structure to tie everything together. The interior has low maintenance metal siding and rough sawn cedar paneling.

The McCarty's have an older cottage on the shore of Lake Algonquin near Hastings, Michigan that is in need of updating.
An exterior facelift was proposed. New siding, stone veneer, reconfiguration of windows, and a new covered entry was designed. Schultz Design produced several different 3D renderings to show alternate color schemes.
GL Residence, Hickory Corners, MI (Gull Lake)
Exterior Design study of a lake front home. Challenge: Increase living space in kitchen and great room and add additional garage space on a small lot.
Update: 10/25/2014 Met with the home owners and they liked the renderings/concept drawings for the renovation of their lake front home. They have contracted with us to proceed with the schematic designs for the new garage addition, living room expansion and kitchen-dining/ master suite expansions. Also included will be an entire exterior facelift to solve siding and water infiltration problems.
Update: No new progress on project. Project put on hold by client.

The challenge on theis project is that they are located on a small triangular corner lot...This means that they have 2 front yards with large serbacks which diminish the buildable area of the site. 8/19/2013 Haven't heard from client in awhile. Last contact they were weighing their options.
Complete remodel/renovation of a 1960's lake cottage. The Bartletts have had this cottage for many years. After their retirement they decided to make this their permanent residence.
The cottage needed major updating to make it a year round home. It needed a new master suite, a larger kitchen, and new windows all around; not to mention upgraded insulation and new siding.
We added a new kitchen and master bedroom with attached bath. We also added a small screened entry porch on the back of the house and a new covered porch on the front for more curb appeal.
The new addition doubled the size of the old cottage and made it a much more livable home.

Multi-Phase project to renovate/remodel and enlarge an existing ranch home located on the Paw Paw River.
Phase 1 - Renovate existing 2000sf structure and add a 6000sf total two story (with basement). Phase 1 also includes a full width slate tiled covered veranda and covered grilling patio.
Phase 2 - 40'-0"x96'-0" "Garage" with a covered carport that is attached to the main house. "Northwoods" rustic feel to building using timber and stone/slate to match main house.
Battle Creek, Michigan
The Allen's had a 1960's ranch home with a small kitchen that had been updated in the 80's with new wall paper and a bulkhead and down lights over the small center island.
The Allen's wanted an updated kitchen which was more open. We expanded the room into the existing sun room by removing a sliding glass door. We also made the old sun room bigger by moving a wall and taking room out of the adjacent garage.
These changes made a much more family friendly area.
General contractor was RVandyke Builders from Scotts, Michigan. After interior pictures were supplied by RVanDyke.

Home Remodeling & Renovation Projects
The Dominy's very small lake house was in need of a major renovation. The original cottage was approximately 800sf. All on one floor. Like many lake property the lot was very small. If we had followed normal zoning setbacks we would have had a house 5'-0" wide. However we were allowed to build the cottage shown as long as we stayed within the exact same footprint and the existing cottage. The new cottage has 3 bedrooms, 2 1/2 baths and a 400sf great room/kitchen area. the final square footage is 1,200sf on two levels.

The Green Residence was a challenging project.
How do you add a master suite, half bath, entry and a family room onto a 100 year old cast in place concrete structure? That has a very unique concrete vaulted ceiling/roof. The solution...by having a curved/arched roof with a vaulted ceiling inside. The owners had added a kitchen wing onto the existing structure. The architect for that project matched the curved roof of the existing. We felt by arching the roof on the new addition it complimented the 100 year old structure.
Larwrence, MI (Christie Lake)
The Sobeck Residence was a pretty straight forward project. Additional space to an existing Saltbox style house.
The existing house was on a tight lake lot. So the additional space could not be placed on either side of the house or towards the lake.
Therefore the new addition was placed on the front road side.
The size of the addition was modest. Only about 300sf. But still challenging since the existing façade stepped.
We added 4'-0" to the right side of the elevation for a new entry and pantry on the Main Level and expanded the Upper Level guest bedroom.
The left side was extended 8'-0" for a larger master bedroom and bath on the Main Level and large guest bedroom on the Upper Level.
The most unique part of this project was the 1400+ bottle wine cellar in the new basement.
Portage, MI (Long Lake)
The Guering Residence was another challenging lake home renovation/addition project.
The existing one story walk out cottage had been added on to a couple time over the years.
The last addition was a 2 car garage with living above,
The current owners wanted a new master suite above the one story old cottage facing the lake.
The challenge was how to make the new add fit into the rest of the house and not make the entire house look like a big box.
We added just what was required of a full second floor for the Master Suite. We left the existing low roof in the "connector" between the two, tow story sections to break up the long roof lines.
Another challenge: There was an existing gable dormer at upper level the stairs. We change the dormer to a shed dormer. This helped with water runoff and any potential water backups or leaks.
The project also consisted of re-siding the entire house with new siding (with different texture) and trim boards to break up the boxy look of the building. New stone veneer wainscot was added also for more curb appeal.
